Home Rental Application

Dear Rental Applicant:

Thank you for your interest in this property offered by Secure One Properties. We are committed as a leader in property management to giving to you quality service which includes: a clean home, a home in good repair and a reasonable rent. The attached application is designed to speed you through the application process. We have also included the credit guidelines. Other residents have told us they appreciated being told what the guidelines were right away. This saves everyone time!

Credit Guidelines:
 

  • Income: a monthly income of a minimum of 3 times the monthly rent. Unverifiable income will not be considered.
  • Credit: Applicant s should have a FICO score usually in the 650 and above range.  A minimum of 80% of the "established" credit must be positive. A minimum of three accounts must be "established" and show a user history.
  • Rental History: NO EVICTIONS. A minimum of 2 recent years favorable.
  • Employment: will be verified where applicable.
  • Applications: submitted by all applicants 18 and older (see how to submit below). Only these adults may reside at the property.
  • Pets: if allowed, must be approved. Additional fees and/or deposit may apply.
  • Move in funds: the full deposit and normally the full first month's rent is due at lease signing. A cashier's check is required for all move in money.
  • Home inspections: some landlords require seeing applicant's current home.
  • Approval: all adults must sign rental agreement within 2 business days of approval. The home stays on the market until agreement is signed and agreed upon cashiers check received.
  • Photo ID: required for adults such as driver's license, military ID or state ID is required at the time of lease signing.
  • Criminal Check: will be required on all applicants.
  • Other Requirements: Paystubs and three most current bank statements submitted with application.  If self employed, most current signed tax returns and three most current bank statements.

 

Submitting Application:
 

  • Mail or deliver to 4055 East Thousand Oaks Boulevard, Suite 125, Westlake Village, CA 91362 (24 hour mail slot available).
  • Fax to 805-379-2407. Include pay stubs to speed the process.
  • Application processing fee $30 per adult must be received before starting to process the application.  Application fee may be paid by credit card or echeck.  See payment icon at bottom of this page to make payment.
  • Applications must be completely filled in and signed by all adults before processing.

Directions to our office: Traveling west on the 101 Freeway, exit Westlake Boulevard and turn right onto Westlake Boulevard.

Traveling east on the 101 Freeway, exit Westlake Boulevard and turn left onto Westlake Boulevard.

At the next light, Thousand Oaks Boulevard, turn right. Once on Thousand Oaks Boulevard, take your first left at the next light (Promenade Way) into our parking lot. Our office is the first one on the left. White building, Promenade Way, North Ranch Atrium Building, 4055 East Thousand Oaks Boulevard, Suite 125.
